Welcome to our home on beautiful Shuswap Lake. We are a small Canadian owned and operated family business and we have been working very hard in anticipation of your arrival. Our wish is that you have a wonderful, relaxing and enjoyable vacation taking in all of the unique opportunities that this area has to offer.    

Saratoga Resort & Marina is a family oriented development. We do request your co-operation to ensure that everyone has a good time. Please do your part to allow us all to enjoy a fun filled safe summer!    

GUEST STAY AGREEMENT     

WHEN YOU RESERVE A BOOKING YOU AGREE TO THE FOLLOWING POLICIES:  

You signify your acceptance and agreement, and the acceptance and agreement of any natural person, incorporated or unincorporated entity you purport to represent, without limitation or qualification, to be bound by these Policies, and you represent and warrant that you have the legal authority to agree to and accept these Policies on your own behalf and on behalf of such natural person, incorporated or unincorporated entity you purport to represent.    

 The following policies are firm and agreed to by the contracting guest when booking our townhouse.  If we find that you are in violation of any these policies prior to or during your reservation dates, we will cancel your reservation, without a refund. Please read these carefully and contact us if you have any questions or concerns in this regard, or require any clarification on any of these policies. These policies apply to all guests and any visitors to the property. The contracting guest will be held  financially liable for any costs as a result of breach of these terms.  

CHECK IN INFORMATION, DELIVERY OF INSTRUCTIONS AND ACCESS INFORMATION: Complete resort information, arrival / check in instructions with coded access info will be emailed to you upon final  payment.    

PAYMENT: Upon making your reservation, we require a deposit of 50% of your total payment. The balance of your payment is due 30 days prior to arrival. Your payment may be made by e-transfers, personal cheques, Interac transfers or money orders.  

LATE RESERVATION PAYMENTS: If payments not received by the required due date printed on your invoice your reservation will be cancelled.    

CANCELLATION POLICY: All deposits and balance of payments are non-refundable. unless your reservation can be replaced less a 50% administration fee. We will however attempt to resell the reservation time booked if you have to cancel. If the townhouse is re-booked, we will refund you the balance less 50% administration fee. All cancellations must be in writingWe recommend you purchase cancellation insurance for all holidays in case of any unexpected events.  

CHECK IN TIME: 4 pm strictly enforced. Early check in possible if confirmed in advance.    

CHECK OUT TIME: 10 am strictly enforced. Late check out possible if confirmed in advance.    

MAXIMUM NUMBER OF GUESTS: Saratoga Resort #8 holds a maximum of 8 overnight guests. Exceeding this overnight number will result in the eviction by our security company.    

DAMAGE DEPOSIT: There is a $500.00 Damage Deposit required 30 days prior to check-in. The damage deposit cheque will be held in trust, not cashed, and after check out, returned or destroyed upon inspection of the townhouse and its contents or a refundable e-transfer refunded upon inspection of the townhouse and its contents.  

SMOKING: The townhouse is non-smoking. Smoking inside the unit will result in an automatic loss of the damage deposit. If you do smoke, please smoke outside away from other townhouses.    

TERMS OF EVICTION: Excessive noise, disturbing the peace, smoking, threat of common or private property damage, disobeying of the pet policies, excess of overnight allowable guests without our permission will result in legal eviction by the security company plus loss of your damage deposit. Please be considerate of other guests and owners staying in the complex.    

HOUSEKEEPING: Complimentary upon arrival and departure. Townhouses are to be maintained by the guests. As a courtesy to our housekeeping staff, please clean and replace all dishes into the cupboards before departure.    

  • There will be a $30.00 charge for unloading the dishwasher or dirty dishes left in the townhouse.    
  • Please leave townhouse in clean condition after departure except for soiled linens and towels.    
  • Towels are supplied in the bathrooms (one set per guest). These are to be maintained by the guests.  Any Pillow Protectors or Any towels missing from the unit will be charged back to the guest in the amount of $30.00 each.   
  • Please put all the used towels on a wash cycle prior to check-out, thank you very much.    

Please do not disconnect cables from behind the TV for Video games or there will be a $200.00 charge against your damage deposit.  This has happened several times and the guests were unable to reconnect the cables for the next guests.  

MINIMUM BOOKING AGE REQUIREMENT:  AGE 25 must be a responsible adult.    

DELAYED ARRIVALS: We are not responsible for delayed arrivals.    

PROPERTY DAMAGE (Booking guest is fully responsible): Damage includes, but is not restricted to: noise complaints, common or private property damage, excessive cleaning charges, lost, broken or missing common or private property items, smoking inside the townhouse, pets inside the townhouse and all charges relating to security company or police involvement regarding occupant's behaviour while in the townhouse or on common premises.    

LIABILITY: We are not responsible for any bodily harm to guests or guests of guests while they are on our property or at Saratoga Resort and Marina.    

RESERVATION CHANGES: Reservations may be changed in compliance with our cancellation policy.    

REFUSAL OF BUSINESS: Past guests responsible for damage, missing items or property policy violations in this property, or any other property as reported by other owners, will be refused rentals in the property. Any guest who is deemed to represent any policy violation risk will be cancelled and issued a full refund within 48 hours of their deposit paid.    

POLICY UPDATES: Policies are subject to change without notice.    

DOCK: No lifeguard on duty (accompany children at all times). Use dock at your own risk. The dock is a private dock to be shared by other guests. No diving, running or horseplay on the dock. Dock space is limited to one boat or personal watercraft per townhouse. Neighbouring docks are private property, do not use.    

CAMPERS, RECREATIONAL VEHICLES OR TENTS: Strata Rules absolutely prohibits any campers,   recreational vehicles or tents to park or be set up on the strata property which is all parking area around the townhouses and grass area. If this rule is not obeyed, you will lose your damage deposit and the camper, RV or tent will be removed at owner’s expense.    

PET POLICY: We recognize that many people travel with their pets but we may refuse accommodation to any pet, for any reason, at our sole discretion. Should permission for a pet stay be granted, the following must be met:  

The owner will supply bedding, food and water dishes and pet food.    

Pet’s must NOT be left unattended within the townhouse or anywhere on the resort property.    

The pet’s behavior must NOT be allowed to impact the quiet enjoyment of the resort or other guests.    

Pets must be on a leash at all times while on resort property.    

The owner will be responsible for disposing of their pet’s waste deposited on resort property.    

Pets are NOT permitted on the furniture or beds.    

The owner assumes full responsibility for any damage caused, or excessive cleaning, for whatever reason, as result of the pet.   Carpet cleaning charge minimum $200.00 and up if pets get sick or pee on the carpet.  

An additional charge of $20.00 per pet per night will be applied to the base rental for extra cleaning and pet stay fees.    

FIREWORKS: CSRD bylaws absolutely prohibits any Fireworks to be set off.   This rule is in place to protect owners and guest’s boats from being damaged from falling sparks and the risk of fire or forest fires. If this rule is not obeyed, you will be assessed a fine from the strata management corporation and lose your damage deposit.    

Strata Reminders:  

  • Glass is not permitted on the beach.   
  • All garbage and cigarette butts are to be removed from the beach. • No jumping off of docks   
  • Pets are to be leashed and supervised at all times on common property and the beach, and must be picked up after promptly.   
  • Please refrain from smoking on decks and common areas.   
  • Normal quiet times are between 11:00pm – 7:00am. We ask that all owners, tenants and guests are  mindful and considerate of others in the complex and try to limit any excessive noise.    

Fire Pits   

Please be diligent when using the fire pits. Fires should not be started when wind and/or weather are such that to do so would be hazardous. A competent adult must be in charge of the fire at all times and must remain in attendance until the fire is completely extinguished; special care must be taken to supervise children around all fires. There must be sufficient resources to prevent a fire from getting beyond control, causing damage or becoming dangerous to life or property. No owner or guest shall cause or permit smoke to be a nuisance to their neighbours or allow smoke to interfere with the rights of other persons’ use and enjoyment of their unit or common property. All fires must be extinguished by 11pm. Forestry rules and closures apply to all fires in the strata.

We recommend you purchase cancellation insurance for all holidays in case of any unexpected events.

MAXIMUM NUMBER OF GUESTS:  a maximum of 8 adults plus 2 children. Exceeding this overnight number will result in eviction if no prior approval. $20 per night per guest over 8 persons. 

DAMAGE DEPOSIT: There is a $1000.00 Damage Deposit required 45 days prior to check-in. The damage deposit cheque will be held in trust, not cashed, and after check out, returned or destroyed upon inspection of the house and its contents or a refundable e-transfer refunded upon inspection of the house and its contents.   $1200.00 for 10 guests.  

SMOKING: The house is non-smokingSmoking inside the house will result in an automatic loss of the damage deposit. If you do smoke, please smoke outside at least 25 feet away from the house.  Do not throw cigarette butts outside on the ground, may cause a forest fire and is against the law.    

TERMS OF EVICTION: Excessive noise, disturbing the peace, smoking, threat of common or private property damage, disobeying of the pet policies, excess of overnight allowable guests without our permission will result in legal eviction by the security company plus loss of your damage deposit. Please be considerate of others.  No Parties or Private Events allowed. 

HOUSEKEEPING: Complimentary upon arrival and departure.  House is to be maintained by the guests. As a courtesy to our housekeeping staff, please clean and replace all dishes organized into the cupboards before departure. 

  • There will be a $30.00+ charge for unloading the dishwasher or a charge for leaving dirty dishes/utensils left in the house.  Return items back to cupboards organized and clean to avoid charges. 
  • There will be a $30.00+ charge for leaving a dirty BBQ / $40.00+ dirty Oven.  BBQ:  Clean grills, wipe surface, SS cleaner under sink or BBQ.  Do not use oil in BBQ.  Oven:  use lids or cover and or put a cookie sheet underneath roasting pan. Parchment paper provided. Clean the microwave / fridge. 
  • Please leave house in clean condition after departure except soiled linens/towels.  Clean kitchen island.  Granite and other cleaners under kitchen sink. 
  • Towels are supplied in the bathrooms (one set per guest). These are to be maintained by the guests.  Any towels or pillow protectors or pillows missing will be charged back to the guest in the amount of $30.00 each.  
  • Please put used towels on a wash cycle prior to check-out, thank you very much.   
  • Don’t move furniture.  $40.00 minimum charge + for moving furniture back. 
  • Broken glass courtyard, beach, driveway or other   $50.00 minimum charge. 

Please do not disconnect cables from behind the TV for Video games or there will be a $50.00 charge against your damage deposit.      Do not cover or close HVAC registers.  

If you move furniture, return back to original location otherwise there will be a charge. 

Do not use Steel Wool or wire brushes, scratches SS & Metals & Glass 

Leave empty condiments / spice containers in cupboards as reminders for replacement 

Do not park vehicle in garage if it leaks oil:  Will result in a cleaning charge.  

CONSERVE WATER, lot of demand on septic and well systems.    Spread out showers and wash loads.   Place must be left in a clean condition to avoid excessive cleaning charges:  dishwasher emptied, dishes, and utensils put back clean, to original locations.   

BBQ; Oven; Microwave; Island must be left clean.   Granite & SS cleaners etc under sink. 

It is a well-supplied house but things must be put back to original locations, including furniture, decorations, etc to avoid charges. 

Garbage must be put out front to avoid a charge, Garbage cans & bags supplied.  Do not overfill garbage bags.  Double up if necessary to avoid leaks or use more bags. 

Conserve lights and electricity, A/C conserve if possible.  24C recommended. 

Induction Cooktop:  Must have something in the pan or pot on the cooktop before turning on.  Use a lower heat setting to start. Cooks too fast at high.  Induction cookware in drawers.  Use pop-up vent when cooktop is in use.

Accompany children to the beach.

 SEPTIC SYSTEM:  

TO PREVENT ISSUES WE ASK THAT ONLY TOILET PAPER IS DISPOSED OF IN TOILETS.   ITEMS TO AVOID FLUSHING ARE FEMININE HYGIENE PRODUCTS, CONDOMS, DIAPERS, BANDAGES, GREASE, OIL, FOOD WASTE, CIGARETTE BUTTS, PAPER TOWELS ETC.    

WE ASK THAT WASH LOADS ARE SPREAD OUT.   

PLEASE DO NOT DISPOSE OF HOUSEHOLD CHEMICALS , TOXINS, OR MOP WATER INTO THE SYSTEM.  PLEASE REFRAIN FROM USING STRONG DISINFECTANTS, BLEACH, HARSH INDUSTRY DETERGENTS OR DRANO.  

USE SEPTIC SAFE DETERGENTS AND NON-CHLORINE, BIODEGRADABLE CLEANING PRODUCTS.  

CONSERVE WATER SHORTER SHOWERS SMALLER BATHS ALSO HELPS SYSTEM.
